Warm Caribbean WatersHow do disbursements work?
We collect all rents by the 5th of each month. Checks are deposited daily to insure funds clear the management account in a timely fashion. The files then go to the bookkeeper who will pay outstanding bills and forward proceeds to owners. We close our books on 15th of each month and checks will be sent on or before the 15th.

What are your fees?
We charge two fees:
Leasing Fees: this covers finding a qualified tenant.
Management Fees: this fee is for the month to month management of your property.

Leasing involves advertising, showing, and qualifying all prospects. Then negotiating the lease and collecting funds. Finally placing the tenant and confirming they are satisfied. We charge the first months rent, from this we pay leasing agents from other firms to help rent your property.

Management Fees are for maintenance, upkeep, collection of rents, evictions if necessary, answering tenant questions and complaints, accounting, 1099 form, and a large host of other issues (please see what we do page) We charge 10% monthly starting on the second month of a new tenant.

What if you place a tenant using a 12 month lease and they stay only 3 months, am I charged the full leasing fee again?

No, we guarantee tenant placement for 6 months, if the tenant leaves before that time we will place the next tenant for free.

How does an eviction affect me?
Most importantly we always try to avoid the eviction process by fully qualifying tenants prior to placement. However, at times eviction is necessary.

The rent is due on the first, a $50.00 late fee is assessed on the 6th, an additional $10.00 daily fee is assessed for everyday after that. We post a 30 day notice to quit on the 8th of that same month. After the 30 days expires we may apply for a court date for non payment of rent. We expect a court date 2 - 3 weeks out. Once the judge rules on our behalf the tenant will be given another 30 to 60 days. As you can see there are two critical issues here 1) a qualified tenant, 2) acting quickly in the process.

Where is the tenant's security deposit held?
At the point the tenant signs a lease they will pay for the first month’s rent, or a prorated amount, and a one month rental amount as a security deposit.  St. Croix Property Management will hold those deposits in a non-interest bearing account.

How are repairs handled?
When the tenant calls with a maintenance issue we make all efforts to respond to these concerns as fast as possible. We have learned that the best way to solve the large tenant complaints is to correct them while they are still small tenant concerns. Communication with the tenant, vendor, and the owner are most important in solving issues. We price all work, shopping different vendors if necessary, and get prior approval from you, unless it is an emergency in which case we make all efforts to contact you while repairs are being done.

Historical ruins on St. CroixHow do I report a maintenance item?
To request maintenance, please go online to your personal site and create a maintenance task, or call our office during regular business hours  (Monday - Friday, 8:30a.m. to 5:00 p.m.) to report the problem.

How do I report a maintenance emergency?
Maintenance emergencies include broken main sewer lines, broken water pipes, and electrical hazards. To report emergency maintenance needs after business hours, call (340) 514-7216.

For police or fire emergencies, dial 911 before calling St. Croix Property Management.

Can I be charged for maintenance at the property?
Yes, if resident damage or neglect causes the maintenance problem, you will be charged for it. Also, you can be billed for a service call if you miss an appointment with one of our maintenance contractors.

Can I install cable or satellite TV at the property?
Generally yes. However, you must first obtain written permission from St. Croix Property Management. At some units you may be prohibited from installing a satellite dish in any location where the dish is visible from the ground or from any other unit in the area. Any cost of installation is an expense of the resident. Any damages to the property caused by the installation will be the responsibility of the tenant. Satellite dishes may not be installed on the roof.

Can I install extra telephone lines?
Generally yes. However, you must also obtain written permission from St. Croix Property Management to do this. All costs of installing extra phone lines are the responsibility of the resident as well as any damages caused by the installation.

What are my responsibilities if my company transfers me before the end of the lease?
Most leases are for a set period of time. If you are transferred, ask your company what assistance they will provide if you need to "break a lease". Let your property manager know what is happening as soon as possible so St. Croix Property Management can begin marketing the property for a replacement resident.

Can I sub-lease the property?
No. The lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from St. Croix Property Management.

Can I get a pet after move-in?
Not usually. For more information, please refer to your rental agreement or contact your property manager.

When and how should I give my notice to vacate?
It is important to refer to your lease for the specific terms in your own residential agreement. In most leases, notice to vacate must be received in the St. Croix Property Management office in writing on or before the 1st of the month. Most leases require a minimum 30 day notice.

What happens if my roommate moves out before the end of the lease?
If your roommate moves out, a written notice needs to be submitted to St. Croix Property Management. Remember that tenants are jointly and singularly liable to ensure that the rent is paid. You must have written permission from St. Croix Property Management to substitute a roommate. (It is not the responsibility of St. Croix Property Management to arbitrate or mediate problems with multiple tenant situations.)

When will I receive my security deposit after move-out?
We will inspect the property for broom clean condition and any damage over normal wear and tear. We will wait 30 days for any outstanding bills to be paid before refunding deposit..
