Rental Procedure

Thank you for choosing to move forward with renting one of our rental properties located on the beautiful island of St. Croix, US Virgin Islands. Please follow the easy procedure outlined below to proceed in securing one of our properties for rent.

1.    APPLICATION: We request that you complete the RENTAL APPLICATION located on our website… www.stxpm.com.

2.    Return completed rental application to STXPM via email, fax to 651.846.6800 or via US Postal.

3.    CREDIT REPORT: Provide STXPM with a $25.00 check, per each Lessee on Lease Agreement. Make check payable to “STXPM” for credit report.

4.    Allow 1-2 business days for response from credit agency to STXPM. Usually, we receive a response within 24 hours.

5.    SECURITY DEPOSIT: We require the security deposit (payable to STXPM) in the amount of the monthly rent prior to drafting lease agreement.

6.    We proceed to draft a lease agreement with terms and conditions and forward to respective parties for signatures.

7.    Upon receipt of signed lease agreement and receipt of all monies…. we schedule a walk-thru with tenants.

8.    WALK-THRU: We perform a walk-thru with the tenant(s) prior to occupancy.

9.    VIDEO-TAPE: We videotape premises prior to occupancy & place copy of video in our files for reference in the future.

10. The monthly rent is due prior to occupancy.

11. KEYS: We provide you with keys to the property after we are in receipt of the monthly rent & after funds have cleared our bank accounts.

12. During the first two weeks of occupancy, you provide us with punch-list of minor issues that need attention.

13. SERVICE: We proceed to continually service your tenant needs in a timely fashion as they arise during your tenancy.
